In just the last few months, Senior Associate Katherine Meleski has accomplished what most lawyers take years to achieve: Five Huge Victories! Katherine’s string of key victories is no surprise, she has been litigating for 21 years and joined the firm in 2020. Katherine’s solid foundation, exceptional skill and grit have delivered these victories in the early stages of litigation, saving significant legal fees for clients of The Ryan Firm – and winning these cases at the earliest possible moment. Below are highlights of her recent successes:
Lindsay v. Client et al. – Summary Judgment Victory: Katherine successfully defended an Eligible Bidder, as defined under section 2924m of the Civil Code, being wrongfully accused of foreclosure misconduct which was disproven in full. She secured an order granting the Firm's client summary judgment, thereby dismissing a frivolous lawsuit filed by a disgruntled real estate agent and ensuring that our client received the fruits of its winning foreclosure bid. Culkin v. TRF Client – Summary Judgment Win: Representing a defendant against wrongful foreclosure claims brought by a former borrower’s ex-wife over vacant land in Los Angeles, CA, Katherine obtained an order granting the Firm's client summary judgment. Because of Katherine’s efforts, our clients foreclosure sale was ratified and our client’s legal fees were minimized. (10/2024)
TRF Client v. Veerkamp et al – Summary Judgment Triumph: Katherine prosecuted a contentious unlawful detainer action to judgment for possession of valuable real estate in Los Angeles County. Once again, Katherine's apt briefing abilities allowed our client to prevail on summary judgment despite fierce opposition, thereby securing swift justice for our client and once again minimizing our client’s attorney’s fees. Richards v. TRF Client – Summary Judgment Success: Defending a bona fide purchaser for value against wrongful foreclosure and quiet title claims, Katherine achieved a judgment of dismissal via summary judgment within months of substituting into the case. Once again, Katherine employed early motion practice for swift victory while minimizing our client’s attorney’s fees. (12/2024)
Aboselim v. TRF Client – Demurrer Victory: Katherine defended a bona fide purchaser for value against wrongful foreclosure and quiet title claims, winning on demurrer by leveraging arguments of the foreclosed borrower’s lack of standing and the collateral estoppel effect of a prior unlawful detainer judgment. This victory was at the earliest possible stage of litigation, before the answer was even filed. (1/2025)
